Out and About in Rye

Rye PlaylandLife-long residents of Rye, New York, have often said “Who needs to go on vacation when you live in this beautiful town”.  And they are right.

A  leisurely day in Rye, situated along the Long Island Sound, in Westchester County can truly mimic a faraway place filled with sandy beaches, great restaurants, eclectic and sophisticated retail stores, golf, tennis, nature walks, and historical sites.

Our vacationers start their day on Purchase Street, Rye’s main shopping district and pick up the morning papers at the Rye Smoke Shoppe. The have breakfast at Le Pain Quotidien (same as those in NYC) and chat with others at the communal table. A few steps off Purchase Street is the Rye YMCA, where she takes a Pilates class and he works out in the state-of-the-art-fitness center. The next stop is a visit to the Rye Historical Society, where they view artifacts that describe life in Rye dating back to 1660.

While on Purchase Street, they shop at Plaza Too, Arcade Bookstore, and Woodrow Jeweler and pick up a few trinkets to remember the day. A quick lunch at Rubys’ Oyster Bar, where the cheese fondue is sublime, fuels our vacationers’ afternoon activities.

The sand and surf of Oakland Beach beckon our vacationers as they dig their toes into the sand, mesmerized by the sparking water of Long Island Sound. Adjacent to Oakland Beach is Playland Amusement Park and its infamous Dragon Coaster, which is oldest all-wood roller coaster in the country. The late afternoon sky offers a choice between an early round of cocktails at Seaside Johnnies or a late round of golf at Rye Golf Club, a city owned golf course and pool. (Which would you choose?)

Our vacationers’ day winds down at The Rye Grill and Bar, where friends enjoy it’s convivial atmosphere and something-for-everyone menu.  Filled to the brim with sun, sand, great food and happy memories, our vacationers stroll to their Rye residence, pleased that stay-cation has finally become a real word.

Less conspicuous that is. From jewelry to luxury cars to luxury homes, reports are widespread that in response to our slowed economy and public opinion, the new luxury buyer is more restrained in their purchases than ever before.

But for those of us in the luxury real estate business, the good news is that high-end homebuyers are back in the market and buying.

Luxury home sales experienced a resurgence at the end of 2009 and based on our recent sales, first quarter 2010 promises to be even stronger.  Read more about the new habits of the affluent buyer in this recent New York Times article, “Ready to Spend, But Not To Boast”.

Diary of a Downsizer, Part 1

Judis HouseTo downsize, or not to downsize?  That is the question many homeowners face as grown children leave the nest. Their home, not mention it’s maintenance, taxes and size, become more than they need.

Downsizing generally means moving from a larger to a smaller home. A homeowners reason for downsizing may be varied – shrinking family (the kids are grown and house is too big); economical (the mortgage is too big);  practical (too much time spent on maintenance);  desire for new lifestyle (suburban to urban). Regardless of your motives, the decision is never simple.

Houlihan Lawrence’s Larchmont Branch Manager, Judi Smith, made the decision to downsize recently when her last child went off to college. “The economics of downsizing eases the burden of financial responsibilities like continuing college and post-graduate education, helping children get settled in apartments, and hopefully weddings down the road. These eventualities have to be planned for.” 

Beyond the practical issues, many downsizers look forward to a new exciting chapter in their life. Judi has “spent the better part of our adult lives taking care of houses in the suburbs and would now like to make more interesting use of our time.”

It’s hats off to Harding Mason! Mason, an associate broker in Houlihan Lawrence’s Katonah office was recently named 2009 Realtor of the Year by the Westchester Putnam Association of Realtors® (WPAR). A long time resident of Waccabuc, NY, Mason has been a successful Realtor for over 22 years. During that time, he has served on countless committees and held numerous Board positions, including Immediate Past President of WPAR. In fact, you could say that real estate is close to his heart. It would be true as it’s how he met his wife, Lynn Conway, an associate broker in the Houlihan Lawrence Somers office.

“This is a tremendous honor… a lifetime achievement award within the industry and I am very grateful,” said Mason. Houlihan Lawrence is thrilled that Harding has been recognized with such a prestigious award. He is a consummate professional who works hard each day. Small Trees - heroes of our enviromentHoulihan Lawrence is a long-time supporter of  the Greenburgh Nature Center. GNC Executive Director Kurt Hundgen recently accepted a $1500 contribution from Lewis Arlt, Houlihan Lawrence Brokerage Manager in Scarsdale. This year’s donation will support the Center’s 2010 Natural History Exhibit, entitled “Trees, Heroes of our Environment,”  highlighting how trees can be managed to promote a healthy ecosystem for people.

The New York Times reported that Wall Street bonuses will be record-breaking.

Will bonus money trickle down to the real estate market in 2010?

2918779---flaglerIf past luxury sales are predictive of future activity, Westchester’s luxury market looks like it is on an upswing. In the typically slow month of December, Houlihan Lawrence closed two $5 million plus sales: an $8,000,000 waterfront property in Mamaroneck was sold by Cathy Devore from the Larchmont office. Mamaroneck is located on the Long Island Sound with miles of beaches and several waterfront neighborhoods.

2904222---castleFurther north, Armonk’s Brian Milton sold a 1907 seven acre estate for $5,100,000. Armonk, a bucolic hamlet, offers country living at its best with a 38-minute commute to Grand Central Station.

Both Cathy and Brian’s buyers recognized the value of these special properties, and favorable market conditions that make now a good time to buy. Pending sales of $5 million+ properties point to the same conclusion.
