This Weekend at Fitch’s Corner, Millbrook

Looking for something different to do this weekend? On July 24th and 25th, come and enjoy one of our favorite summertime events -  the Fitch’s Corner Horse Trials in the beautiful hunt country of Millbrook. 

One of the region’s premier equestrian events, the competitions include dressage, cross-country and stadium jumping, and attract thousands of spectators who come to enjoy the variety of activities.

In addition to the competitions, there’s plenty to do including an antique car show and Fitch’s Market, featuring 40 shops displaying everything from designer clothes and jewelry to art and photography. We’ll be there showcasing our current inventory of spectacular area horse farms.

The New York papers are abuzz with chatter that the Clintons have an accepted offer on an $11 million estate in Bedford Hills.

Dear LeBron, I know that decision time is coming soon, but I have another house pick that I would like to share with you. This home is located in Purchase, NY, a very short drive to the Westchester County Airport.

Set in the circular cobblestone driveway is a three-tier Haddonstone fountain. The location of Purchase Manor is even closer to the Westchester County Airport which is less than a 3 mile drive. The Knicks Training Center in Tarrytown is about a 20 minute drive and Madison Square Garden is about 45 minutes away, but I’d avoid the Hutch Parkway during rush hour as that can really get backed up.

A short drive from Purchase is Port Chester where you’ll find a diverse blend of restaurants. If you like Italian, Nessa is a great choice, but if you are looking for a meat eaters favorite, the you should try Copacabana Churrascaria for their Brazilian BBQ. A great casual spot in nearby Rye to just hang out and watch sports is the Rye Grill and Bar. Be sure to try the sliders at the Rye Grill, they’re great.

The home I’ve chosen for you today is the country estate of the late Brooke Astor, Holly Hill. I’m sure privacy is important to you and this estate is sited on 64 acres in Briarcliff Manor, a village of 7,700 residents located about 30 miles north of New York City.

I’ve read that your car collection is important to you, so I’d like to point out that this home has a 5-bay carraige house to house some of your collection. There is also both an indoor and an outdoor pool to keep in shape for the Knicks. The spacious grounds could easily accomodate an outdoor basketball court. There are 10 bedrooms so you have plenty of room for guests visiting you in New York. There is also a 4 bedroom gardner’s cottage which would be perfect for your mother Gloria to live in.

Location is an important factor in choosing a home. The Knicks’ training center is a short 7.7 mile drive. The Westchester County Airport, where the team plane is based,  is 14 miles from here. Madison Square Garden is 34 miles away, but traffic can get heavy on the Saw Mill Parkway into the City, so you should allow at least an hour to get there.

If it’s food you are looking for, Briarcliff Manor has one of the best Steak houses in the county, Flames. You can take Mario Batali up on his offer for free food at his newest restaurant in Westchester, Tarry Lodge, a 30 min drive to Port Chester. Looking to take your sons to the beach? Croton Point Park is minutes away and offers year-round events and activities and has facilities for camping, hiking and swimming.

Houlihan Lawrence held a company-wide Networking Breakfast at the Westchester Marriott in Tarrytown June 14th. The theme of the event was “Where We Grow from Here”.  The opening speaker, Houlihan Lawrence Chairman Nancy Seaman, spoke about the current market dominance of Houlihan Lawrence. After quoting a list of statistics showing impressive market share growth, Nancy pointed out that it was the incredible group of agents at Houlihan Lawrence that drove the growth. Nancy went on to thank the agents and told them we could not have achieved such dominant market share without their hard work and professionalism.

Repositioning for growth in the “new normal.”

Stephen Meyers, CEO,  followed up by asking the question, How do we reposition ourselves for growth in the new normal? Stephen charted Houlihan Lawrence’ s growth year by year, encapsulating the company’s tremendous foresight and vision the past two decades. In 1990, Houlihan Lawrence had 15 offices and  300 agents with 13% market share in Westchester and Putnam counties. Liz showed that home buyer demographics closely match the demographics for Facebook users and described how Facebook can be used to promote your brand and help build your reputation. L iz’s traditional marketing  methods such as direct mail and one-on-one meetings have been largely replaced with the Social Media tools at her disposal. As a result,  her networking capabilities have have greatly expanded and she now “dominates” the google search of her name.  

Luxury Market Overview 

Anthony Cutugno, Sr. Vice President gave an overview of the luxury market, and how his division, Luxury Country Properties, is faring as the very concept of luxury is being Luxury Redefinedredefined. Conspicuous consumption has been replaced with homes that embody quality, craftsmanship and value, and the meaning of luxury has been altered to align with a buying public that thinks and acts differently than it did just 3 years ago.  

Indeed, the luxury market is off significantly from its peak in 2007, but signs of encouragement are on the horizon. Specifically, LCP transacted more deals year-to-date in 2010 than all of 2009.  Consistent with our leadership position, Houlihan Lawrence’s market share of homes sold over $2 million has actually increased to a phenomenal 53% in 2010 year-to-date. Moreover there are many important homes currently on the market making this an especially bountiful time for the luxury buyer.
