The Third Quarter market is summed up in the report: “As the 3rd Quarter of 2011 draws to a close, world financial markets are being shaken by the ongoing European financial crisis and renewed fears of a global recession. For the moment, however, the local real estate market remains remarkably stable. Following the roller coaster ride of the past three years, the 2011 market looks and feels a lot like 2010 – both statistically and in practical terms. Homes priced for today’s market conditions are typically finding buyers within 2-3 months. On the other hand, homes priced optimistically – the ‘wishful pricing’ strategy – are left to linger, sometimes even after multiple price reductions.”

Apple Picking in the Hudson Valley

apples 150x112 Apple Picking in the Hudson Valley To me, Fall in New York’s Hudson Valley area means apple-picking. Last weekend, my husband, daughter and I, along with a friend went on our annual visit to Fishkill Farms in Fishkill, NY to pick apples. It turned out to be a sunny and warm day – perfect for tromping in the orchards looking for the best apples. We were armed with our own apple picker and were the envy of all the other visitors since the farm wasn’t giving out any for use. The one’s that were ready to pick were the Jonamac, Cortland, Spartan, Macoun and McIntosh. We found the best apples to be the Macoun and McIntosh and the supply was plentiful. We picked a full bushel of apples! Half went home with our daughter’s friend, the other half with us.

My masterpiece!

Later that day I baked our fresh apple pie. It smelled so good when I took it out of the oven that we decided to forgo dinner and just have pie…a la mode of course! I don’t consider myself a baker in any way though I do love to bake pies in the Fall. To be honest, I use the Pillsbury ready made crusts. I even follow the apple pie recipe on the side of the box with a few slight variations. Using fresh apples and the other ingredients still makes it a homemade pie as far as I’m concerned. Dutchess Fair 150x150 The Fair is Coming!The Dutchess County Fair opens today and runs through the 28th of August. I’ve been the last two years and hope I can squeeze it into my schedule this year. It’s always a lot of fun. Whether you enjoy the rides, the food, the games, the concerts, or the animals, there is truly something fun for everyone. They have a great line-up for their concert series this year including Country star Travis Tritt, REO Speedwagon, American Idol Alum Kellie Pickler, Uncle Kracker and Chubby Checker.

So grab your family and your friends and head up to Rhinebeck to experience this truly classic County fair. You won’t be disappointed! What’s your favorite thing to do at the Dutchess County Fair?

Dutchess County is one of the original counties of New York. It is located midway between New York City and Albany and is accessible by train, car and air. Dutchess County is nestled in the Hudson Valley and its natural landscape creates breathtaking vistas.   

This feast for the eyes is second only to the feast food-lovers experience at the Culinary Institute of America, located in Hyde Park. Great chefs of the future are trained at the CIA and diners are happy to be their test-palate at one of the CIA’s five student run restaurants. Dutchess may be one of the few counties that has “Culinary Ambassadors” —  great local chefs, farmers, and restaurateurs who promote the importance of food, farms and agriculture in our daily lives. 

History buffs can re-live their favorite historic periods in Dutchess, from the early exploration of Henry Hudson to the Gilded Age of the Vanderbilt’s and the New Deal ideals of Franklin and Eleanor Roosevelt. On the cultural scene, Dutchess County is a mecca for the arts with visual, performing and dance at venues such as the Frances Lehman Loeb Center, The Center for Performing Arts at Rhinebeck and Half Moon Theatre to name just a few.

If relaxation is your goal, Dutchess County has charming bed and breakfasts, antique centers and specialty shops to help you while away the day. The gardens in Dutchess, such as Beatrix Farrand Garden at Bellefield and the Rose Garden at Franklin D. Roosevelt National Historic Site, offer solitude, beauty and repose.

As a marketing director and designer, I have always had an interest in packaging, promotion and branding. My sister spent a few days with me during my recent vacation. We decided to take a road trip through Northern Dutchess County to visit some popular destinations that I consider well thought out in terms of brand recognition. Our first stop brought us to Hammertown Barn,Hammertown Barn CU Following a Brand Trail in Northern Dutchess County located in Pine Plains. Like Houlihan Lawrence, Hammertown Barn is family run and family owned. From their website I learned that it all started 25 years ago as a little shop in an old horse barn. Owner, Joan Osofsky, had a vision to bring a “modern country” sensibility to this northeast corner of the Hudson Valley. Their slogan “Love where you live” resonates with customers as they explore the gifts, furnishings and products “selected with standards of design, purpose, style and most important — comfort.” According to their website, “This is what has made Hammertown an award winning “lifestyle store”- selected as one of the Top 100 Stores in the country by Cottage Living Magazine and named one of House Beautiful’s favorite shops in America.” It’s certainly one of mine.

Continuing along our journey, we made Harney & Sons Tea Company Harney teapot Following a Brand Trail in Northern Dutchess Countythe second stop of the day. I was recently introduced to Harney and Sons Teas at an event held in June for Houlihan Lawrence Agents at the Westchester Marriot. In the tea-making business for over 25 years, Harney & Sons offers free tea tastings daily. When you enter the store and tasting room in Millerton, NY, there are walls of shelves displaying different teas from all over the world and a bar, where daily samples are served. We tasted the “tea of the moment”, Earl Grey Supreme. Shop here for teas, accessories, books and teatime treats. There is also lunchroom with sandwiches, salads, hot entrees and weekend specials. Open for Lunch Monday – Saturday 11a – 4p, Sunday 12p – 3p. Definitely worth a visit and their tea is great too!

Heading South on Route 22, we arrived at Cascade Mt. Winery, Cascade sepia2 150x150 Following a Brand Trail in Northern Dutchess Countyonly to find that it was closed. Since we were unable to visit, I went to their website for a bit of information and history: Cascade Mountain was founded in the spring of 1972 by the Wetmore family who pioneered the production of premium table wines on the eastern side of the Hudson River. Bill, a former Novelist, along with his wife Margaret and their three children Charles, Michael, and Joan, planted the vineyard in 1972 and built the winery in 1977. Today, Cascade Mountain features a full line of award-winning table wines at its Wine and Tapas Bar and Art Gallery. Customers come from all over the world to enjoy a few pleasant hours on top of the Berkshire foothills sampling the wines and picnic lunches. Tasting & picnics are held indoors or out on Weekends 11a-5p and other days by appointment.

With the aid of a GPS, we found our way onto Rte. 44 and headed west to find Millbrook Winery and Vineyard, Millbrook wines Following a Brand Trail in Northern Dutchess Countyat 26 Wing Road at the top of a long driveway. On the Dutchess Wine Trail, this winery is open 12p-5p seven days a week so we were able to sample a wine tasting and tour. We sampled 6 wines, their Villa Pillo extra virgin olive oil and wine crackers while learning about the owner of the vineyard. John S. Dyson is a pioneer in the global wine industry, an innovator in site-specific planting, and extensive vineyard research. Millbrook Vineyards & Winery belongs to Pebble Ridge Vineyards & Wine Estates, a wine group John and Kathe Dyson created that is devoted to producing the very finest wines of their particular growing regions. We also learned about the grapes used to make the wines we sampled. I especially liked the hunt country rose´, and purchased a bottle to enjoy later. The quality of the wine is enhanced by consistent and elegant labeling.

Just West of the Taconic Parkway is Clinton Vineyards, Clinton Vineyards Logo Green4 Following a Brand Trail in Northern Dutchess Countya vineyard that specializes in white wines and champagnes.  Unfortunately the winery is open to the public later in the week so we were unable take a tour. From the website I learned that proprietors Phyllis and Ben Feder have created a warm and welcoming atmosphere and are on hand to greet you as you walk through the vineyard and around the property. Available for viewing is the wine making facility housed in a historic Dutch barn, the champagne cellar, the charming tasting room for sampling the wines and retail. We ended our trip in Rhinebeck and had a late lunch at Gigi Trattoria, gigi hvlogo Following a Brand Trail in Northern Dutchess Countywhere we sat outdoors and enjoyed the warm weather. My sister had the classic Caesar salad with grilled chicken and I ordered the Gigi Barbina salad. Owner Laura Pensiero includes the recipe for this dish in her book ”Hudson Valley Mediterranean: The Gigi Good Food Cookbook”. This restaurant not only provides great meals but also gets involved in the local community. Gigi menus support local farms by incorporating the freshest Hudson Valley produce into their innovative, artfully crafted dishes.

2011 First Half Market Report

At this time last year, the First Time Homebuyer Tax Credit had come to an end with closings occurring no later than June 30th, 2010 to qualify for the tax credit. As a result of this one-time event, the first half of 2010 was frontloaded with transactions, skewing a comparison of First Half 2010 vs First Half 2011. Since data is most meaningful when put in context, it is not surprising that volume is down.

In Westchester County, the number of single family homes sold in the First Half of 2011 is down by 13%, when compared to First Half 2010. However a look at current active listings and the number of pending sales (those expected to close within the next 60 days) indicates a balanced market with a healthy number of buyers.

In Putnam County, the number of single family homes sold in the First Half 2011 is down by 14%, when compared to First Half 2010. The median sale price has increased by 4% when compared to last years median.

Total first half sales of single family homes in Dutchess County have decreased by 19% when compared to the First Half 2010 and the median sale price has gone down by 4%.
