Our report offers a look into the local real estate markets in Westchester, Dutchess and Putnam Counties. The Third Quarter market is summed up in the report: “As the 3rd Quarter of 2011 draws to a close, world financial markets are being shaken by the ongoing European financial crisis and renewed fears of a global recession. For the moment, however, the local real estate market remains remarkably stable. Following the roller coaster ride of the past three years, the 2011 market looks and feels a lot like 2010 – both statistically and in practical terms. Homes priced for today’s market conditions are typically finding buyers within 2-3 months. On the other hand, homes priced optimistically – the ‘wishful pricing’ strategy – are left to linger, sometimes even after multiple price reductions.”

Apple Picking in the Hudson Valley

apples 150x112 Apple Picking in the Hudson Valley To me, Fall in New York’s Hudson Valley area means apple-picking. Last weekend, my husband, daughter and I, along with a friend went on our annual visit to Fishkill Farms in Fishkill, NY to pick apples. It turned out to be a sunny and warm day – perfect for tromping in the orchards looking for the best apples. We were armed with our own apple picker and were the envy of all the other visitors since the farm wasn’t giving out any for use. The one’s that were ready to pick were the Jonamac, Cortland, Spartan, Macoun and McIntosh. We found the best apples to be the Macoun and McIntosh and the supply was plentiful. We picked a full bushel of apples! Half went home with our daughter’s friend, the other half with us.

My masterpiece!

Later that day I baked our fresh apple pie. It smelled so good when I took it out of the oven that we decided to forgo dinner and just have pie…a la mode of course! I don’t consider myself a baker in any way though I do love to bake pies in the Fall. To be honest, I use the Pillsbury ready made crusts. I even follow the apple pie recipe on the side of the box with a few slight variations. Using fresh apples and the other ingredients still makes it a homemade pie as far as I’m concerned. First Annual Open Studios Tour in Cold Spring, NY

art1 e1316016289201 First Annual Open Studios Tour in Cold Spring, NYAutumn is just around the corner and if your looking for ways to enjoy the season in a beautiful community consider a visit to Cold Spring, NY.
Cold Spring Arts is planning their first Open Studios tour on Saturday, October 1st and Sunday, October 2nd, from 12 – 6 pm. You will have an opportunity to meet approximately 30 artists from Garrison and Cold Spring  in their working environment. The tour is free to all.

Houlihan Lawrence Real Estate has reached out to the community, supporting the local arts tour. Lesli Uribe, long time Houlihan Lawrence Realtor will be exhibiting her works of art at their Cold Spring office located on 60 Main St. The office will showcase Lesli’s new series of paintings entitled “Moving”. As a Realtor and having recently sold and moved herself, Lesli explores and shares the intensity of the moving process through her art. Her studio at 27 Mountain Ave, Cold Spring is also open during the weekend.

A preview reception will be held on Friday, September 30th from 5:00 pm to 8:00 pm, and will feature one work from each participating artist on exhibit at the offices of Philipstown.info located at 69 Main St in Cold Spring and The Living Room located at 103 Main Street in Cold Spring. Artists will open their spaces to the public daily from 12 pm to 6 pm on Saturday, October 1st through Sunday, October 2nd.  The open studio tour features professional artists of national and international renown working in ceramics, glass, painting, video, installation, printmaking, and sculpture. Visitors may preview the artists and plan their tour by going to www.ColdSpringArts.com.  The open studio format invites dialogue between artists and the general public.

Out and About in Putnam County

Putnam County is located in the lower Hudson River Valley and was named in honor of Israel Putnam, a hero in the French and Indian War and a general in the American Revolutionary War. It is one of the most affluent counties in America, ranked 11th by median household income, and 47th by per-capita income, according to the 2000 census. 

Relative to Westchester County, Putnam is about half the size and includes towns such as Brewster, Carmel, Mahopac, Cold Spring, Garrison, Kent, Patterson and Putnam Valley. 

Putnam is the land of parks, ponds, paths and preserves.  Clarence Fahenstock Memorial State Park covers 14,000 acres and offers every outdoor enthusiast everything from camping, hiking, and hunting to boating, cross-country skiing and tubing.  Canopus Lake, Stillwater Lake and Pelton Pond are home to bass, pickerel and trout and is open year round. 

Putnam has a vibrant cultural community.  Art galleries can be found on farms or in quaint riverside villages. Hudson Valley Shakespeare Festival makes its home under a tent theater on the grounds of the 19th century Boscobel estate in Garrison, New York, overlooking the Hudson River and has produced critically-acclaimed shows that challenge, inspire and demystify the great works of William Shakespeare. 

If you consider window-shopping a hobby, the quaint village streets of Putnam are filled with antiques stores, farmers markets, and eclectic restaurants with a dramatic view of the Hudson River as a backdrop.

2011 First Half Market Report

At this time last year, the First Time Homebuyer Tax Credit had come to an end with closings occurring no later than June 30th, 2010 to qualify for the tax credit. As a result of this one-time event, the first half of 2010 was frontloaded with transactions, skewing a comparison of First Half 2010 vs First Half 2011. Since data is most meaningful when put in context, it is not surprising that volume is down.

In Westchester County, the number of single family homes sold in the First Half of 2011 is down by 13%, when compared to First Half 2010. However a look at current active listings and the number of pending sales (those expected to close within the next 60 days) indicates a balanced market with a healthy number of buyers.

In Putnam County, the number of single family homes sold in the First Half 2011 is down by 14%, when compared to First Half 2010. The median sale price has increased by 4% when compared to last years median.

Total first half sales of single family homes in Dutchess County have decreased by 19% when compared to the First Half 2010 and the median sale price has gone down by 4%.

028 150x150 Houlihan Lawrence Hosts Christies Networking EventEarlier this week, Houlihan Lawrence hosted over 60 of our own agents as well agents from prestigious brokerages exclusively affiliated with Christie’s International Real Estate. The backdrop for the networking breakfast was Will O’Woods, a stunning 45 acre setting highlighted by a 1930′s era Art-Deco home overlooking a private 8 acre lake in Croton-on-Hudson, listed by David Turner of our Bedford Brokerage.

The morning event began with a tour of the estate, followed by an alfresco breakfast by the lake catered by Bedford Gourmet. Stephen Meyers, CEO of Houlihan Lawrence, welcomed the crowd by saying, “Real Estate is often viewed as local. We agree. But it’s also about relationships that transcend boundaries.”

Connect. Innovate. Lead. That was the theme of Houlihan Lawrence’s recent real estate event held at The Westchester Marriot in Tarrytown on the afternoon of June 14th.

Approximately 600 Houlihan Lawrence agents from Westchester, Putnam and Dutchess Counties gathered to network, as well as share ideas and information with each other. In addition to Realtors, there were many vendors whose presence provided an additional layer of interest by offering information about their products and services.

Opening remarks in the grand ballroom were made by CEO, Stephen Meyers immediately followed by COO, Chris Meyers, who addressed the audience with a presentation featuring the Top Ten reasons Houlihan Lawrence was unique and special. Not surprising was the number one reason cited for making Houlihan Lawrence the area’s market leader – OUR AGENTS. Our agents dominate the rankings of top agents by production, they’re pillars of their communities and one could argue they’re the most connected agents in the Region.

Participants were then invited to attend educational workshops designed to help them learn, utilize, share, preview and take advantage of new tools, techniques and strategies to better promote themselves and their clients’ homes in today’s real estate marketplace.

With a 1:40 pm start, the workshops ended promptly at 4:00 pm, allowing for further networking at the cocktail party. Not to be missed, the party offered everyone a chance to relax, socialize and recap the day’s events while enjoying the passed hors d’oeuvres, a wide variety of tasty treats and beverages. Numerous prizes, donated by our vendor partners, were raffled off towards the end of the afternoon. Lucky winners took home a variety of gift certificates and gift baskets. The grand prizes were three IPad2 tablets, provided by Thoroughbred Title, Thoroughbred Mortgage and Houlihan Lawrence.
