We are happy to report that the Houlihan Lawrence Luxury Division ended 2012 with the sale of Devonshire for over $21 million. Last listed at $26,500,000, the transaction marks the highest sale in our company history and the highest single residential sale ever reported in Westchester County.  The estate was purchased by an international buyer and Houlihan Lawrence represented both sides of the transaction.

Devonshire, a magnificent and historic estate situated in Bedford Corners, sits on 100+ acres with a grand circa 1901 Georgian Manor, peerless recreational amenities, collector’s garages, stables and extensive staff/guest outbuildings. Home to several of America’s most prominent families over its rich history, the estate was originally the country home of financier J. Borden Harriman and his socialite wife Florence who later became the U.S. Ambassador to Norway.

The buyer for Devonshire came to Houlihan Lawrence through Christie’s International Real Estate, one of our most prestigious international partners.  As the exclusive affiliate of Christie’s in our three-county territory, Houlihan Lawrence is able to promote our top properties to an elite audience worldwide. In the case of Devonshire, this international exposure was key to attracting the perfect buyer for the property who can now enjoy living in one of the area’s greatest estates.

HL Christie Logo 197x300 Houlihan Lawrence Connects with Christies International Real Estate MembersThis past Monday, Houlihan Lawrence joined other leading real estate affiliates from around the country at Christie’s Rockefeller Center headquarters for their Northeast Regional Conference. A great opportunity to share insights on today’s luxury market, this event was open only to Christie’s affiliates, an elite group of luxury specialists who like Houlihan Lawrence are leaders in their respective marketplaces.

Many of Houlihan Lawrence’s sales associates attended to hear what’s happening in the global luxury market and to build relationships with their peers at top real estate companies from around the nation. Speakers from Christie’s Real Estate and Auction businesses reported on one of their most successful year’s ever and announced plans for further global expansion into important markets such as Beijing, Moscow and Dubai.  Great news for Houlihan Lawrence as this continued expansion offers greater international exposure for our listings more than ever before.

Additionally, prominent experts reported on the ever-growing role of technology in the marketing of luxury properties and a panel of top salespeople, including Susy Glasgall of Houlihan Lawrence’s Rye Office, reported on conditions in their local marketplaces.  Overall, the outlook was extremely optimistic and reports of the return of high-end  buyers were widespread, even in previously depressed markets such as Miami. We were especially pleased to hear that interest in the top properties in Manhattan seems to be continuing unabated as well, which always bodes well for our local region. We may be enroute to a stronger year in luxury real estate than originally predicted if this surge of activity continues.

028 150x150 Houlihan Lawrence Hosts Christies Networking EventEarlier this week, Houlihan Lawrence hosted over 60 of our own agents as well agents from prestigious brokerages exclusively affiliated with Christie’s International Real Estate. The backdrop for the networking breakfast was Will O’Woods, a stunning 45 acre setting highlighted by a 1930′s era Art-Deco home overlooking a private 8 acre lake in Croton-on-Hudson, listed by David Turner of our Bedford Brokerage.

The morning event began with a tour of the estate, followed by an alfresco breakfast by the lake catered by Bedford Gourmet. Stephen Meyers, CEO of Houlihan Lawrence, welcomed the crowd by saying, “Real Estate is often viewed as local. We agree. But it’s also about relationships that transcend boundaries.”

An impressive line-up of speakers followed, discussing the uptick in the New York City luxury market and how that affected the marketing of luxury homes in our area. Among the speakers were Anthony Cutugno, Sr Vice President, Luxury Country Properties of Houlihan Lawrence, Peter Marra, Executive Vice President of Brown Harris Stevens, New York City, David Ogilvy, Broker/Owner of David Ogilvy & Associates, Greenwich, CT, and Kathy Coumou, Vice President of Christie’s International Real Estate.

Following the discussion of the luxury market, the agents had the opportunity to network with one another. Not all buyers are local, so it is important for agents to build ties with their peers from neighboring marketing areas to maximize exposure for their listings and to be able to place referrals with confidence.
